Terms & Conditions for our Guests
Before making your reservations you should accept the following:

General
Once we have established a check in time, you will be welcomed at the property by a member of our BA Total team. Together with the owner or his legal representative, you will sign the temporary rent agreement and the correspondent inventory, which will be previously reviewed by both parties. At this time, you should pay the remaining rent balance and the corresponding deposit (see below), both in cash. You will receive the keys and a member of our BA Total team will acquaint you with the apartment.

The use of the property by more than the number of allowed persons will result in the immediate termination of the rent agreement.

All property owners have the right to decide not to allow you in their properties. In case that this occurs, we will make alternative arrangements for you.

In the event of unexpected damage caused to the property before your arrival, which prevents a comfortable stay at that location, BA total will do its best efforts to relocate you in another apartment with similar characteristics and comfort or will refund the amount that was paid for the initial reservation.

Prices
Published rates are all inclusive and cover building expenses, municipal taxes, electricity, gas, water and, when specified, cable TV, 24 hour Internet connection, and maid service, either once per week or as indicated otherwise. (If the cleaning service is included in the rental price, this does not free you from the obligation of leaving the apartment in the same clean condition in which you received it.)

BA Total’s administration fee is of USD 30, independently of the amount and length of the rent.

The majority of the apartments have pre-pay telephone accounts. To make calls from the apartment, you will need to purchase pre-paid telephone cards from a local newsagent. You will be able to receive telephone calls at the property. In case the apartment has other telephone use policy, you will be previously informed.

Reservation
In order to confirm and hold your dates, a non-refundable deposit of 20% of the total rent amount plus BA Totals administration fee is required, with the remainder to be paid in cash the moment you sign the contract.

Reservation payments can be made in two ways:
- Deposit in our bank account; and
- Western Union money transfer
At the moment of making your reservation with BA Total we will request your passport information and will send you a form asking for some personal and traveling information.

Damage Deposit
At the moment of your check-in, unless other conditions are previously established by the owner, you will have to leave a refundable deposit in cash equivalent to:
a) The equivalent for 1 week of rent, if the stay is the same or less than 2 weeks.
b) The equivalent for 2 weeks of rent, if the stay is between 2 weeks and a month.
c) The equivalent for a month of rent, if the stay is longer than a month.

At the end of your stay you will be refunded the deposit, after deductions for repairs and/or replacements in case anything is damaged or missing. If the cost of repairs and/or replacements exceeds the deposit you will agree to cover the remaining balance.

Check in: 2:00 p.m.
Check out: 10:00 a.m.
We deliver keys from 9am to 6pm Mon to Fri. We do not deliver keys from 10pm to 9am.

If you will be arriving from 6pm to 9pm or during Saturday or Sunday please state this circumstance on advance as to make special arrangements to have a representative waiting for you. This service has an additional cost of US$ 15.

The availability of earlier check in and/or later check out will depend on availability of the specific property. Please, contact BA Total well in advance about the possibilitiy of early and/or late arrivals and departures.

You should contact BA Total 72 hours before your check out to coordinate a time for hand over of the apartment. After checking the corresponding inventory and general state of the apartment you will be refunded the damage deposit.

Changes in the rental period
Temporary rent contracts cannot be deferred. For extensions you should contact BA Total as soon as possible to check availability. In such case, we will prepare a new contract.

Rent payments are non-refundable (except for the damage deposit). If you expect to shorten the length of your stay, we recommend that you book accommodation for the minimum length of time and then extend the rental period if you decide to stay longer.

Long Term Rents
For some long term rent agreements (more than six months) monthly payments can be arranged. If you decide to check out of the apartment before the time of expiration on your contract, the rent deposit will be used to compensate the property owner.
